The modern distribution centre is positioned positioned in between the ports of Rotterdam and Antwerp, along the main Dutch logistics corridor running from Rotterdam port via Moerdijk to Antwerp. Roosendaal is strategically located between the large seaports of Rotterdam (50 km) and Antwerp (53 km) and on the intersection of the A17 (Moerdijk-Roosendaal-Antwerp) and A58 (Eindhoven-Tilburg-Breda-Vlissingen) motorways which makes the whole of mainland Europe easily accessible.

Location
Situated in the Noord-Brabant Province, Roosendaal is considered as one of the pre-eminent logistics locations in Europe, enabling occupiers to access 63.4 million consumers within a 300 kilometre radius and up to 156.8 million consumers within 500 kilometres. The strategic geographical positioning enables fast and efficient distribution to Rotterdam and Amsterdam, which form the Netherlands’ two largest consumption markets with a combined population of over 1.52 million people, accessible within 40 minutes and 1 hr 30 minutes respectively. It is also located just 140 km west of the German border and is therefore within 3 hours of all cities in the Rhine-Ruhr area, Germany’s largest metropolitan region with a population of approximately 10 million people. Together with Moerdijk, Bergen op Zoom and Breda, Roosendaal forms the logistics area of West-Brabant, where Roosendaal in particular has been nominated as ‘Hotspot’. This hotspot is strategically located between the Port of Antwerp and Rotterdam and very close to the barge terminals of Moerdijk and Bergen op Zoom. With more than 75,000 inhabitants, there is an ample labour pool available.

Rental price
The rental price will be determined in consultation with Lessee and depends of the initial lease term and other rent conditions.

VAT
The Lessor will charge the Lessee turnover tax on the amounts payable. If a Lease is agreed that is not subject to turnover tax, the Lessee shall be liable to make a separate payment to the Lessor in addition to the rent, to compensate for the loss that the Lessor or its legal successor(s) suffer or will suffer because the turnover tax on the capital expenditures and operating expenses is not (or is no longer) deductible.

Rent indexation
Annually, in accordance with the Consumer Price Index for all households (Alle Huishoudens) (CPI 2015=100), for the first time one year after the commencement date.

Service charges
In consultation with Lessee the remuneration payable by the Lessee for supplies of goods and services to be provided by or on behalf of the Lessor and the use of energy and water will be determined.

Lease term
Initial lease term of 5 (five) with subsequently continuation for consecutive periods of 5 years each.

Payment:
Quarterly in advance.

Security
Bank guarantee of 3 month’s rent obligation including VAT.

Lease agreement
In accordance with the standard model of ROZ 2015 including all lease terms mentioned in this brochure.
